Underlay for Trade Installers: What to Stock and Specify

Underlay is a category where a professional floor fitter can add value to a project or lose credibility depending on how well they specify it. Choosing the wrong underlay, or specifying incompatible underlay for a specific floor type or subfloor condition, causes problems that reflect on the fitter regardless of whose fault the specification error is. This guide covers the underlay categories that professional fitters need to understand and stock.

Core Underlay Categories for Trade Stock

Most trade floor fitters need ready access to a small number of core underlay products that cover the majority of their installations. For floating engineered wood on concrete subfloors, a combined foam underlay with integrated DPM (damp-proof membrane) film in the 2mm to 3mm range covers the majority of domestic and light commercial jobs. Tiered products at different acoustic performance levels (standard, premium, heavy) address the range from standard residential to building regulation-compliant acoustic specifications.

For installations over underfloor heating, a dedicated UFH-compatible underlay with a low TOG rating (below 0.15) is essential. This is a commonly misspecified item: using standard foam underlay over UFH insulates against the heat and causes the heating system to overheat to compensate. Having UFH-rated underlay in stock prevents this error and the callbacks it generates.

For LVT without an integrated underlay, a thin, dense product in the 1.5mm to 2mm range is the appropriate specification. This is a different product from the foam underlays used for engineered wood.

Acoustic Underlay Specifications

In apartments and flats, building regulations require floor covering systems to achieve specific impact sound reduction levels. The underlay is a critical component of achieving these levels. Specifying an underlay with a documented delta Lw rating appropriate to the required performance level is important. Several UK underlay manufacturers provide performance data that meets the requirements of Approved Document E under the Building Regulations, which is the relevant standard for separating floors between dwellings.

As a trade fitter, being able to specify and supply the correct acoustic underlay, and document the system used for building control sign-off, is a service that adds value to flat renovation and new construction projects. It also protects against callback when acoustic issues arise from under-specified underlay in multi-storey residential projects.

Adhesive-Type Underlays

Some LVT flooring systems use a peel-and-stick or adhesive-backed underlay that bonds to the subfloor and provides grip for the LVT above without requiring floor adhesive. These are proprietary systems that require matching underlay to the specific LVT product. Understanding which products require this system and stocking the appropriate underlay prevents installation delays on these jobs.
